REGIONAL MARKET GROWTH Luxury sales are driving the market in many areas throughout Southwest Michigan and Northwest Indiana. According to data from BrokerMetrics LLC, sales of residential properties priced at $1 million and above jumped 42% in Berrien County, Michigan over the 12-month period ending March 31. Across the state line, LaPorte County, Indiana saw a 29% increase in luxury transactions, further highlighting the growing appetite for upscale homes in these sought-after Midwestern locales. LUXURY MARKET MOMENTUM The surge in luxury transactions reflects a shift in buyer preferences toward scenic coastal living, nearby amenities, and proximity to major cities like Chicago. Meanwhile, the influx of high-net-worth buyers signifies their confidence in real estate, often serving as an indicator of broader market stability. RATE PROJECTIONS and STRATEGIC FINANCING Interest rates remain a critical factor for
homebuyers. Recent projections suggest rates could gradually decline, making borrowing more affordable and appealing – especially for buyers exploring strategic financing options like Non- Qualified Mortgage (non-QM) products. Non-QM loans allow buyers to qualify using Airbnb income or business bank statements, which is particularly common in markets with higher demand for second home or investment property financing. This flexibility creates opportunities for leveraging mortgages, enabling buyers to allocate cash toward other investments. “OriginPoint's non-QM loan products have been a game changer for buyers of investment properties and second homes,” says Mike Nielsen, SVP of Mortgage Lending at OriginPoint. “Not only are the loan guidelines more flexible, but the interest rates and terms are a huge benefit to the buyer as well. 2025 is all about creating spaces that feel as good as they look. Homeowners are leaning into clean lines and simple aesthetics, incorporating warm colors, interesting textures, and patterns that evoke nostalgia.

We spoke with interior designer Leah Bolger, founder of Leah Bolger Design, to get her insights on the latest color and fabric trends that are influencing interiors and making our homes more comfortable. EMBRACING NEUTRALS and STATEMENT SHADES A neutral palette offers a welcome sense of calm and provides a great foundation for any room. Bolger recommends layering shades of taupe, cream, and soft grays. Some of her favorite neutral paint picks include Benjamin Moore’s Classic Gray, Simply White, Oxford White, and Glacier White. She suggests viewing all paint colors in both natural and artificial lighting. Rich, deep tones are gaining popularity, especially on doors and trim. Bolger loves Benjamin Moore’s Wrought Iron, a deep charcoal-gray that she calls “the little black dress” of paint colors. In general, darker colors work well in home libraries, dining rooms, and powder rooms.
WONDER WALLS Wallpaper continues to be a trend, with options for every style and vision. Ceilings – the “fifth wall” – are also being used to bring personality to a space with floral prints and textured finishes. Texture adds dimension and interest to any space. Pillows, throws, and rugs are classic ways to bring texture into a room, while natural materials like stone and wood are more popular than ever.
PERFORMANCE FABRICS
Performance fabrics have become a staple, offering easy maintenance without compromising on style. Bolger notes that indoor-outdoor fabrics are now commonly used inside because they’re so versatile and practical. We all want to do our part to promote sustainability, even when it comes to fabrics. Natural textiles like cotton velvets and wool blends bring an understated luxury to spaces like formal living rooms and bedrooms. A DOSE of NOSTALGIA Retro-inspired fabrics and vintage patterns are gaining traction, as many homeowners find comfort in styles from the past. When paired with heirloom furniture or accessories that hold sentimental value, like a piece of art or vintage chair, these fabrics can help tell a story and further personalize a space.
