We also have a design expert walk the property and put together a staging plan that utilizes the client’s current furnishings to the extent possible. This makes staging a budget friendly exercise, and if approved, we will project manage the staging effort – minimizing the demands on the client’s time. With marketing, we recognize that exposure is everything and many of our buyers are coming from Illinois. In turn, we have made a concerted effort to build relationships and market directly into the Illinois realtor community. These agents have deep relationships with their own clients and are often aware of who is considering a second home in the IN/MI market. We advertise directly to them and offer a generous referral fee. This program has been very successful in generating leads for our sellers. Finally, we are present. We make a commitment to our clients to attend our showings and we are willing to write that into the listing agreement. This gives us real-time buyer feedback and allows us to address any questions or concerns immediately. We believe that these three activities, coupled with a comprehensive marketing plan and regular client communication, will deliver superior results. We were the first to break $1 million in Beachwalk, $1 million in Beverly Shores off the beach, and $600,000 in Tryon Farm – all done with an average of 5 days on market.
